- Accompanied viewings
- Referencing the applicants
- Prepare all legally documents & signage by ingoing tenant
- Arrange receipt of deposit from ingoing tenant to be held in the Deposit Protection Service
- Prepare Inventory at an additional cost
- Contact utilities on check in and check out
- Arrange for the Energy Performance Certificate (EPC) at an additional cost
Option Two – Letting of Property to include management
Charges 10% plus VAT of initial 6 months rental to be paid on letting of the property (subject to minimum payment of £350 plus VAT) and 7.5% of the monthly rent agreed
- Advertise the property in the Denbighshire Free Press at an agreed budget & Clough Co Website
- Accompanied viewings
- Referencing the applicants
- Prepare all legally documents & signage by ingoing tenant
- Arrange receipt of deposit from ingoing tenant to be held in the Deposit Protection Service
- Prepare Inventory at an additional cost
- Contact utilities on check in and check out
- Arrange for the Energy Performance Certificate (EPC) at an additional cost
In addition to these services collection of the month rent, service of relevant notice should the landlord require possession, visit the property and send periodic reports to the landlord and to arrange general maintenance repairs
